- How I work
When you start looking for help with the house, you will find two kinds of options. Independent house cleaners, who run their own small business and do the cleaning themselves. And cleaning companies, which hire staff and send them out to homes.
I should be upfront. I am an independent cleaner, so I am not a neutral judge. I will still give you the honest version, including when a company is the better choice.
The quick answer
The biggest difference is who shows up. With an independent cleaner, it is the owner, every time. With a company, it is whoever the company schedules.
| Independent cleaner | Cleaning company | |
|---|---|---|
| Who cleans your home | The owner, every visit | Staff the company sends, often a team |
| Who you talk to | The person doing the work | An office, a manager, or an app |
| Your preferences | Learned once and remembered | Kept in notes that get passed along |
| Time in your home | Longer, since it is one person | Shorter, since a team splits the work |
| Sick days | The visit moves to another day | The company can often send someone else |
| Pricing | Often quoted after seeing your home | Often set packages or a quote by phone or online |
What an independent house cleaner is
An independent cleaner is one person who owns the business and cleans the homes. Some have a helper. Many, like me, work alone.
You call or text them directly. They come see your home, give you a price, and then they are the one who shows up on cleaning day. You are hiring a person, not a service.
What a cleaning company is
A cleaning company has an owner or manager, sometimes office staff, and cleaners who work for them. Some are local businesses. Some are franchises of national brands.
You usually book through an office, a website, or an app. The company assigns a cleaner or a team to your home. That might be the same people each time, or it might change.
Who shows up at your door
This is the part most families care about most. Someone is going to be in your home, around your things, sometimes when you are not there.
With an independent cleaner, you meet the person at the walkthrough, and that same person comes every visit. You know their face, their name, and their phone number.
With a company, you are trusting the company's hiring. Good companies screen their staff carefully. But people leave and schedules shift, so the person at your door may change over time. If that matters to you, ask the company how often that happens.

Remembering how you like things
Every home has its own rules. No bleach in the kids bathroom. The cat hides under the guest bed. The hardwood only gets a damp mop. Keep the office door closed.
With one cleaner, you explain this once. With a company, it goes into notes that the next cleaner may or may not read closely. Neither way is wrong, but one person who remembers is hard to beat.
How pricing works
There is no rule that one is always cheaper. Price depends on the size of your home, the number of bathrooms, pets, how often you want cleaning, and what kind of clean it is.
Companies often have set packages, or they quote over the phone or online. Independent cleaners often want to see the home first. I always do. Two homes the same size can need very different amounts of work, and I would rather give you a fair price than a guess.
Whoever you call, compare what is included, not just the number. A lower price that skips the baseboards is not really lower.
Sick days, vacations, and changing your day
This is where companies have a real edge. If a cleaner is sick, a company can often send someone else so your day does not move.
An independent cleaner is one person. If I am sick, your clean moves to another day. What I can promise is that you hear from me directly and early, and we pick a new day together.
It works the other way too. Need to move your day for a party or a school event? With an independent cleaner, you text the person who keeps the schedule.
How long the cleaning takes
A team of two or three can finish a house faster than one person. If you want the cleaners in and out quickly, a team is built for that.
One cleaner takes longer, but it is the same pair of hands on every surface. Nothing gets skipped because two people each thought the other one did it.
Insurance, keys, and trust
Ask any cleaner you are thinking of hiring, solo or company, the same questions. Are you insured? Who will have access to my home? How do you handle keys or door codes?
A good cleaner of either kind will answer clearly and without getting defensive. If someone dodges the question, keep looking.
When a cleaning company is the better fit
- You need the same day every week with no exceptions, even when a cleaner is sick
- You want a team in and out of a large home fast
- You want extras that some companies offer, like carpet shampooing or outside window washing
- You need cleaning for an office or a business
- You would rather book and pay through an app
When an independent cleaner is the better fit
- You want to know exactly who is coming into your home
- You want to explain how you like things once, not over and over
- You like being able to call or text the person doing the work
- You want a price based on your actual home, after someone sees it
- You like supporting someone local who lives in your community
Questions to ask before you hire anyone
- Who will clean my home, and will it be the same person each time?
- Are you insured?
- What is included in a regular clean, and what costs extra?
- How do you set your price?
- What happens if you miss something?
- What happens if you are sick or need to cancel?
- Do you bring your own supplies, or use mine?
- How do I reach you if I have a question?
